Can I buy a property in Spain if I am not a resident?
Yes. Anyone can buy a home in Spain, whether or not they live here and whether or not they are an EU citizen. You only need an NIE (foreigner identification number) and a Spanish bank account for payments and taxes.
What documents do I need to buy?
A valid passport or ID card, your NIE and a Spanish bank account. If you need a mortgage, the bank will also ask for proof of income. We help you get everything ready before you reserve.
What are the steps, from reservation to completion?
First, you sign a reservation to take the property off the market. Next comes the deposit contract (contrato de arras), which sets the price, the timescale and a deposit. Finally, the title deed is signed before a notary, the balance is paid and you receive the keys. We are with you at every step, including on the day of signing.
What taxes and costs are added to the price?
For a resale property you pay Transfer Tax (ITP): the standard rate is 7% in Andalusia and 6% in the Madrid Region. For a new-build bought from the developer you pay 10% VAT plus Stamp Duty (AJD): 1.2% in Andalusia and 0.75% in Madrid. On top of this come notary fees, Land Registry fees and, if you use one, a gestoría. Reduced rates apply in some cases; we will tell you which ones may apply to you.
How does buying off-plan work?
You usually pay a reservation fee, part of the price during construction and the balance on completion, once the home is finished. By law, any money paid before completion must be guaranteed by the developer through a bank guarantee or an insurance policy. We only present developments we have visited in person.
I want to sell my home. How do you work?
We visit the property, explain how we would present it and prepare a listing in English, Spanish and French, with careful presentation and photography. We market it to buyers in Spain and abroad and guide you through the reservation, the contract and the notary signing. The first conversation comes with no obligation.
Which languages do you speak and where do you work?
We work in English, Spanish and French. We cover the Costa del Sol and the Axarquía, and Madrid through client referrals.
